Our Process

Our design and build process is designed to eliminate the stress and complexity often associated with designing and building a custom home. We take the time to listen to our clients' needs and ideas, providing a personalized approach to ensure that our clients' dreams become a reality. Our process is composed of several stages, each designed to ensure that we are meeting our clients' needs and expectations.

Initial Meeting

The first step in our process is the initial meeting between our team and our clients. This is an opportunity for us to get to know each other, discuss the project scope, budget, and desired level of finishes. This meeting is complimentary and allows us to understand our clients' needs and ideas.

Determine Scope

Once the initial meeting is complete, we work with our clients to determine the scope of the project. This involves discussing the desired project scope and budget, as well as the client's desired level of finishes. We also provide input to help our clients determine the feasibility of their project and ensure that it can be built within their budget.

Suggested Budget

Based on the project scope and budget, we create a suggested budget for the design and construction of the project. This budget is a cost range that represents what we believe will be a comfortable budget for the project, given the project scope and desired level of finishes. The project scope and budget may be revised multiple times at this stage to ensure that the scope meets our clients' needs and can be built within their budget.

Finalize Scope and Cost Range

After reviewing our suggested budget, our clients have the opportunity to add or subtract scope items to suit their needs. We also review the project scope in greater detail at this time to ensure that all desired scope items are included in the final scope.

Design Process

Our design process is divided into three phases: Schematic Design, Design Development, and Construction Documents.

• Schematic Design: During this phase, we create study drawings that illustrate the concepts of the design, including spatial relationships, scale, and form. We also research and address zoning and planning requirements and other jurisdictional restrictions.
• Design Development: In this phase, we take the schematic design and resolve it further. The design development documents include door and window sizes and locations, some material selections, floor plans, elevations, sections, and full dimensions.
• Construction Documents: The final phase of design documents is the creation of construction documents. These documents add an increased level of detail to the documents created during the design development phase and include all information required by the building department to obtain permits and all the information necessary to build the project.

Engineering

If the project requires engineering, the engineering documents will be created during the construction document phase. These documents are then added to the construction documents and submitted along with an application and application fee to obtain building permits.

Cost Plus Contract

One of the advantages of our design-build process is the cost-plus contract. This contract allows our clients to benefit from the transparency of knowing the actual costs of the project, while also giving them the flexibility to make changes during the build process. This approach eliminates the need for a fixed price contract and the potential risks associated with it.
